Why Commercial Appraisals
Require Specialized Knowledge
Every commercial property is unique. Value is influenced by much more than building size alone. Income potential, lease structure, tenant profile, location, condition, zoning, parking, market demand, and highest and best use all contribute to a property's overall market value.
📈
Income Potential
Rental income, vacancy, operating expenses, and income-producing ability are key considerations in commercial valuation
📍
Location & Exposure
Access, visibility, parking, traffic patterns, and surrounding land uses all affect commercial property value
📄
Lease & Tenant Profile
Lease terms, tenant quality, occupancy and rental structure can significantly influence market value
🏢
Building Improvements
Age, condition, layout, construction quality, utility, and functional design are considered in every commercial appraisal
📊
Market Analysis
Comparable sales, rental data, capitalization rates, and local market trends are carefully analyzed to support a credible opinion of value
⚖️
Highest & Best Use
Every appraisal considers zoning, market demand, redevelopment potential, and the property’s most probable use
