What is a real estate appraisal?
A real estate appraisal is an independent, unbiased opinion of a property's market value prepared by a qualified professional appraiser. Appraisals are completed using recognized valuation methods, market research, and a physical inspection of the property where required.
Why do I need an appraisal?
Appraisals are commonly required for mortgage financing, refinancing, purchasing or selling property, estate settlement, divorce proceedings, tax planning, litigation, corporate transactions, and many other situations requiring an objective opinion of value.
What types of properties do you appraise?
Capstone Appraisal provides valuation services for agricultural, commercial, residential, rural, waterfront, and special-purpose properties throughout Southwestern Ontario.
Are your appraisals independent?
Yes. Every assignment is completed independently in accordance with the Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP), ensuring objective and unbiased valuation opinions.
The Appraisal Process
What happens during an appraisal?
The appraisal process typically includes reviewing property information, inspecting the property, researching comparable sales and market data, analyzing the property's characteristics, and preparing a comprehensive written appraisal report.
How long does an appraisal take?
The timing depends on the property type and complexity of the assignment. Most residential assignments are completed within several business days following the inspection, while agricultural and commercial properties may require additional analysis requiring several weeks.
Do I need to be present during the inspection?
While it isn't always necessary, having an owner or knowledgeable representative available can be helpful to answer questions regarding renovations, improvements, or property history.
What information should I have available?
Documents such as legal descriptions, leases, floor plans, renovation information, operating statements (for commercial properties), number of tillable acres, or other relevant information may assist the appraisal process. We'll let you know what is helpful before the inspection.

Who owns the appraisal report?
The appraisal report is prepared for the client who engages Capstone Appraisal. Distribution or reliance by third parties is subject to the terms outlined within the report and professional standards.
Can I share my appraisal with my lender or lawyer?
In many cases, yes. However, appraisal reports are prepared for a specific client and authorized use. We can discuss the appropriate use of your report before the assignment begins.
